every person age 18 and over that will be living in the home must complete an application.
- Is there an application fee?
There is no fee to complete and submit an application.
- Is there a tenant screening fee?
If the tenant wants to rent the home after the viewing, they must complete an application. If application is approved there is a $ non-refundable screening fee that is paid by the prospective tenant for the credit, criminal, rental history, employment, references, and income insights background check. Income will be verified with employer and documentation.
- How long does the application process usually take?
The application process varies depending on how long it takes to review the application and contact references, employers and previous landlords.
- Is there an income limit to rent the property?
Prospective tenants should have a verifiable monthly income of three times the monthly rent, no eviction history and a credit score of at least 625.
- When can I see the home?

- How much is the security deposit?
Security deposit amounts can be found on the property listing.
- Do you accept pets?
Yes, the tenant may have one dog or cat that is under 25 lbs. There is a $ non-refundable fee for the pet.
- Do you allow smoking in the residence?
No, there is no smoking allowed of any kind in the property.
- What costs are required to move in to the property?
First and last month's rent and security deposit. If there is a pet, the pet fee would also be required.
- Are utilities included?
This will depend on the property.
- When is the home available for move-in?
The availability date will vary for each home and is shown in the listing information.

- Who pays the HOA dues?
The properties are not located in an HOA so there are no dues.
